Whether you are selling your home for the first time or have sold homes in the past,
this can be a very emotional and exciting process. It is my role to ensure that the
selling process meets your expectations and ultimately reaches a sale.
1) Initial Meeting:
Every seller is going to be different. I need to get to know you so I can better
understand your needs and expectations. This also gives the seller a chance to ask me any questions
they may have.
2) Property Details:
I need to have a look at the property inside and out. It is important to assess
the overall condition of the property. I will need to take some measurements and pictures to help me
with the evaluation. This also gives the owner a chance to show me around and highlight some of the
features of the property.
3) Market Evaluation: Now that I have seen the property, I can go do my homework and prepare a
Comparative Market Evaluation. Using past sales data of similar properties in your area along with
current active listings I can begin to narrow down a price. It is also important to assess the
current market situation and how it may affect your property. Once the seller has an understanding
about price and market conditions; together we can come up with a selling range of your home.
4) Time to List: This is another opportunity to sit down with the seller and revisit some of their
expectations and go over the listing documents. We can establish a list of improvements to help
enhance the home. We will also discuss how you would like the showings to be handled.
5) Marketing Program: Once the home has been listed it is time to get as much exposure as possible.
Your home will be featured on various websites including Realtor.ca which is the main MLS website.
Over 400 agents in Saskatoon will have access to show potential buyer’s and hundreds more throughout
the province. We will look at doing open houses and showcase your home in printed ads. We will establish
a follow-up process so you can hear the feedback on your property.
6) Offer is Made: All offers will be presented and reviewed. We will discuss all aspects including the
price, terms, posession and conditions. After review we may decide not to respond to the offer, counter
offer or accept the offer.
7) Sale is Complete: Over the course of the next few days, the buyer will likely have some conditions
that need to be met (example: home inspection etc). We will need to monitor how everything is proceeding
and deal with any issues that may arise. It is not until all conditions are removed that your home is
finally sold.
8) Possession Date: After all the conditions of the buyer are met, I will forward all the paperwork to
a lawyer of your choice. You will need to see the lawyer as the possession day gets closer to sign some
papers. I will get the keys and pass them over to the buyer’s agent as soon I get word from your lawyer
that everything has been executed. Possession is usually noon of the agreed upon day.
9) Follow-up: Questions still may come up after possession. I will still be around to deal with any
questions or issues and future real estate needs you may have.
